Florida public adjuster: Black eye coming to homeowners who carry water damage insurance
Florida-based public adjuster Tutwiler and Associates says many new insurance policy forms will either reduce or terminate water loss coverage, including plumbing leaks, for Florida homeowners.

Think you're covered if your toilet overflows or your water heater leaks? Not for long, warns Florida-based public adjuster Tutwiler and Associates. The firm cautions Florida homeowners about certain insurance companies that will no longer cover water loss, including incidents of burst pipes and leaky appliances, if the damage occurred more than two weeks prior to the insurance claim.
For those snowbird residents who return to their Florida properties following a several-month absence, this change in coverage means that homeowners will be out of luck on claiming any water loss they discover at their condo or house, say those with Tutwiler and Associates. Worst of all, insurers will likely not lower their rates or alert homeowners of the change during insurance renewal.
With plumbing-related leaks among the most common insurance claims, countless homeowners will find their once-honored water damage claims denied under forthcoming property insurance policy changes, says Charles R. "Dick" Tutwiler, founder and CEO of Florida public adjuster firm Tutwiler and Associates.
"With more changes in property insurance water peril coverage, the word will quickly get around of yet another crisis in Florida's struggling real estate market," adds Tutwiler, who has 37 years' experience as a certified Florida public adjuster. "The new insurance policy forms being approved in this state are starting to impact the insured property owners. We now have some in the forensic science community helping the insurance companies come up with a formula that can supposedly date water damage."
Those with licensed public adjuster Tutwiler and Associates say this major change in insurance coverage will test whether those newly-elected leaders who have championed consumer protection will side with the homeowner or the insurance lobby.
